1 · Clear
Demolition & strip-out
The noisy start. We take out what's coming out — safely, in the right order, and with the dust kept where it belongs.
Whether it's a chimney breast, a load-bearing wall, a garage or a whole house, demolition is sequencing: what holds what up, what comes out first, and where every load goes. We work to your engineer's temporary-works design, needle and prop before we cut, and clear the site as we go rather than at the end.

Good to know
- Load-bearing walls need a structural engineer's calculations and usually Building Control approval — we'll tell you if yours does.
- Work on a shared wall, or within 3–6 metres of a neighbour's foundations, falls under the Party Wall etc. Act 1996. Notices go out before we start.
- Pre-2000 buildings get an asbestos survey before strip-out. If anything is found, a licensed contractor removes it before we touch it.
2 · Build
Domestic construction
Foundations to finishes, working to your architect's drawings and your engineer's calculations.
New-build houses, rear and side extensions, loft conversions, and the whole-house refurbishments that tie them together. We run the programme, book the Building Control inspections, and keep the same site manager from the first dig to the final coat of paint.

Good to know
- Many single-storey rear extensions fall within permitted development; larger ones need planning permission. Your architect will confirm, and we can recommend one.
- Building Regulations apply either way. We book inspections at foundations, drainage, structure, insulation and completion.
- Gas, electrics and structural design are done by certified specialists we've worked with before. We never sign off other people's trades ourselves.
3 · Move in
Removals
The quiet finish. Packed properly, loaded in order, and set down where you want it.
Home and small-office moves across London and beyond, with the care we'd want for our own things. We plan the load so the heavy items sit over the axle and the first things you'll need come off first. After a build, the same team clears the site so you move into a finished home, not a job.

Good to know
- Parking is what goes wrong on moving day in central London. We apply to the council for parking suspensions in advance — allow 5 to 10 working days.
- Fixed-price quotes come from a video or in-person survey. A rough inventory over the phone gets you an estimate, not a price.
- We're insured for goods in transit and will confirm the cover level in writing before the move.

Free site visit
We visit in person, usually within a week. Measurements, photos, and a proper conversation about what you're trying to achieve — and what's already there.
Then
Itemised, in writing
A PDF with each task priced, what's included, what's excluded, and a payment schedule tied to stages of work rather than dates on a calendar.
After that
Fixed, unless the job changes
The price only moves if the scope does. If we find something behind a wall, you get a costed option before we go any further.
What we don't do
Asbestos removal, gas, electrics and structural design are done by licensed specialists — arranged by us, certified by them. We don't do cash jobs, verbal quotes, or Sunday working in residential streets.
